Experiencing a plumbing disaster is one of the most stressful parts of owning a home. Plumbing problems are usually a huge surprise and can cost thousands of dollars in repair. There are a few ways to prevent a disaster from ever occurring. You can save yourself time, money and stress by putting a “Preventive Maintenance” plan together for your home.

As a homeowner, you should know how to shut off the main valve in your house in case of an emergency. Locate your “meter key” and turn the valve ¼ clockwise to the off position. If you don’t have a meter key for your home, call your local water company and ask them to provide you with a replacement. Many times, the replacement is free of charge.

Check your toilets for leaks since they can cause black mold issues if the water gets into the drywall. Usually a toilet leak is caused by a faulty water valve.  This valve can be easily replaced at very little cost.

Water Heaters are another culprit that leads to interior water damage. If your water heater is located inside your house, make sure that you have a drain pan installed underneath it. If the water happens to leak, at least the water will drain outside preventing extensive damage.

Many vacationers are often surprised to come home from a long weekend to find that their home has flooded. It’s always a good idea to turn off your main valve before leaving your home for an extended period of time. By turning this off, you can save yourself not only from a plumbing disaster, but a financial disaster as well.

Checking for leaks and taking care of clogged drains regularly will also help put your home on track for avoiding disasters in the future.

Homeowners—listen up! One of the most important things you can do to ensure that your home is in proper working order is to pay attention to your plumbing.  From the pipes to the toilets to the backup of water in your shower, make sure that you are paying attention to the changes in your plumbing and you will be on your way of preventing major damage.

Preventing plumbing problems such as leaks, bursting pipes, and clogged drains can be easy when you have the right tools. It doesn’t matter if your home is old or brand new, all homes need attention all year round so that you can be aware of the signs leading to potential plumbing problems.

Here are a few tips of prevention that will help to keep you from being washed away.

Leaky toilets: Toilets can seem very misleading because they don’t actually wear out themselves, but the working parts inside them can wear out. A leaky toilet can waste up to 78,000 gallons of water a year and can cause molding and drywall rot if the toilet is on the second floor. To put this in perspective, a swimming pool contains about 78,000 gallons of water! Since the impact of a leaky toilet can be immense, be sure to check for leaks.

You can check for a leak yourself by pouring some food coloring into the toilet’s tank and then check the tank the next morning. If you find the colored dye in your toilet bowl, you have a leak and will need a flush valve replacement.

Replacing the flush valve is relatively easy and is an inexpensive repair if you catch it early.

Clogged drains:  Check all of the drains in your kitchen and bathrooms.  Don’t let your drains clog up for long periods of time since clogs stress the pipes and can cause flooding due to the backup.

If you have a clog due to hair or soap residue, try using a wet/dry vacuum which can work wonders without having to snake the pipes.  These vacuums are very powerful and can declog your pipes with little effort.

If you think that your kitchen sink is clogged due to grease or fatty oils that have hardened, boil hot water and pour in down your kitchen sink several times per month. This will help to break down the fat that is clogging the drain.
